Districts and neighborhoods we serve

All four districts of the canton: Curridabat (downtown, with Freses, Pinares and Hacienda Vieja), Granadilla, Sánchez (Lomas de Ayarco, Cipreses) and Tirrases.

On the same route we cover Montes de Oca, Zapote, San Francisco de Dos Ríos and La Unión.

Curridabat grew upward

Curridabat is one of the cantons in the Greater Metropolitan Area that has grown the most vertically. Where there used to be a house on a lot there is now an apartment tower, and that happened mostly downtown, in Granadilla and along the axis toward Tres Ríos.

That is not just an urban planning fact: it completely changes how a pest has to be treated. In a single-family house the problem has a clear perimeter and you control everything that happens inside it. In a tower, you do not.

In a tower, cockroaches do not come in through the door

It is the most important thing we can tell you if you live in an apartment. In a building, the German cockroach does not walk down the hallway or come in through the front door. It moves through the shared infrastructure:

  • Utility ducts, which vertically connect the kitchens and bathrooms of every unit in the same stack.
  • Drainpipes and plumbing, which pass through slab after slab.
  • The trash room, which is the pantry and dispersal point for the whole building.
  • Parking garages, storage rooms and the equipment room, where nobody looks for months.

Hence the practical consequence: treating one apartment on its own almost never solves it. It gets cleared, and within weeks they come back from the unit above, below or next door, which were never treated. What does work is treating the whole vertical stack, the affected units and the adjoining ones, plus the common areas: trash room, ducts, equipment room and parking.

That is normally contracted with the condo management, not unit by unit. If several neighbors in your tower are already reporting the same thing, raising it with management is the shortest path and also the cheapest per unit.

The rivers that frame the canton

Curridabat is bounded by the María Aguilar and the Tiribí. Their wooded banks are a permanent corridor for roof rats, which move up high and get in through the attic, the terrace and the rooftop.

The neighborhoods on the edge of those channels, in Sánchez, Tirrases and the lower part of Lomas de Ayarco, are the first to report activity. The access routes repeat: tree branches touching the roof or terrace, cables and drainpipes along the facade, and walls with vegetation. Pruning to leave a gap between branch and eave is usually the single most effective step you can take.

In multistory towers, the rooftop and equipment rooms also need checking, since that is where they get in when the building faces the embankment.

Mature gardens: ants and termites

Freses, Cipreses, Pinares and Lomas de Ayarco are neighborhoods of houses with gardens and decades-old trees. It is an excellent place to live and also a place where two pests work quietly.

Ants set up stable trails from the garden to the kitchen, coming in along the baseboard, the patio door frame and planters against the wall. Killing the ones you see does nothing: you have to reach the nest, and the trail is the clue. How to read it is in ant trails.

Subterranean termites take advantage of exactly the same things: planters against the wall, soil touching wood, patio door frames and the underside of stairs. In thirty- or forty-year-old houses in downtown Curridabat it is one of the things we find most, and it has almost always been advancing for years before anyone notices.

Tirrases and compact housing

Tirrases has a different pattern from the rest of the canton: denser, more compact housing, with party walls and small lots. The same logic as the San José and Desamparados urban corridor applies there: pests move around the block, not the house.

What pays off is treating together with the neighbors who share a wall and sealing the pipe, baseboard and drainpipe openings, along with trash handling. See how to seal cracks and entry points.

How a visit works in Curridabat

  • Towers and condos require prior authorization. When you book we ask for the resident’s name, the tower and the apartment number, so security has our entry on record. The service elevator also needs to be coordinated, since in several towers it is the only one equipment can go up in.
  • Common areas, outside peak hours. Treatment of the trash room, ducts and parking is contracted with management and scheduled at quiet times.
  • At a house with a garden, the work is around the perimeter. The exterior baseboard, planters against the wall, the perimeter wall and the edge with the embankment.
  • Before the visit. Move pets out of the area to be treated and clear the space under the sink and around the fridge, which is where the detailed work goes in an apartment.
  • Who shows up. A trained, uniformed technician, green-label products and a service report.

Frequently asked questions about pest control in Curridabat

Do you charge a travel fee to Curridabat?
No. Curridabat is within the Greater Metropolitan Area and the price is the published one: house up to 100 m² ₡39,900, up to 200 m² ₡49,900 and over 200 m² ₡59,900, VAT included, the same downtown, in Granadilla, Sánchez or Tirrases.
How soon can you get to Curridabat?
The date is confirmed on WhatsApp in under an hour. Curridabat is served on the same route as Zapote, Montes de Oca and Tres Ríos, usually the next day. In towers or condos the day depends on building management registering our entry and freeing up the service elevator.
What is the most common pest in Curridabat?
German cockroaches in towers and condos, because they move between units through ducts, drainpipes and the trash room. In the neighborhoods along the María Aguilar and the Tiribí, roof rats; and in homes with mature gardens in Freses, Pinares and Lomas de Ayarco, subterranean termites.
Can you treat just my apartment?
Yes, but in a tower what solves the problem is treating the whole stack and the common areas, and that is contracted with building management. If you have not fumigated in the last 6 months, it takes two applications and the second one is charged; the 30-day check only applies once the plan is complete.
