Districts we serve

All eleven districts of the central canton: Carmen, Merced, Hospital and Catedral (the central core and the shopping area), Zapote, San Francisco de Dos Ríos, Mata Redonda (Sabana), Uruca, Pavas, Hatillo and San Sebastián.

On the same route we cover the cantons that form one continuous urban area with it: Montes de Oca, Tibás, Goicoechea, Moravia, Curridabat and Desamparados.

Here pests live on the block, not in the house

That is the big difference between treating in downtown San José and treating a stand-alone house. Here buildings share party walls, share downspouts, share ceilings and share a sewer network that, in the central core, is many decades old.

The practical consequence is uncomfortable but needs to be said: if your premises are spotless and the place next door does nothing, the infestation comes back within weeks through the party wall, the duct or the inspection box. That is why the inspection does not stay indoors. It checks the perimeter and the passage points: pipe penetrations, downspouts, dry drain traps, inspection boxes, floor joints and the spot where your wall meets your neighbor’s. Sealing those passages is often worth more than applying product, and it is explained in how to seal cracks and entry points.

Two cockroaches with two different origins

Both show up in downtown San José, and mixing them up makes the treatment fail.

The large one, which comes up from the sewer

Periplaneta americana. It comes from the sewer network, from inspection boxes and from drain traps that dried out from lack of use. It is more common in Merced, Hospital and Catedral, where the infrastructure is older. Gel in the kitchen does not solve it: what solves it is treating and sealing the way in, and keeping water in the drain traps.

The small one, which arrives inside a box

Blattella germanica. It almost never walks in from the street: it comes in with product boxes, corrugated cardboard, used kitchen equipment and the supplier’s bag. It breeds very fast and settles into the warmth of appliances. It is treated with gel in cracks and joints, not with aerosol sprays, which only scatter it.

Details on both, and on the signs that give them away, are on the cockroaches page and in how to tell if you have cockroaches.

Sewer rats and roof rats

San José has two rodent corridors that show up clearly on the map: the Río Torres, which runs through Carmen and Uruca, and the María Aguilar, which skirts San Francisco de Dos Ríos and Hatillo. The vegetated banks and the trash that washes down those channels are shelter and pantry, and from there rodents spread to the surrounding neighborhoods.

In the downtown shopping area, around the Mercado Central, the Borbón market and the shopping avenues, the deciding factor is the trash piled up on the sidewalk overnight. Sewer rats, which move at ground and sewer level, live alongside roof rats, which climb cables, gutters and facades and get in through the attic. They are treated at different levels. The signs of each are in signs of rats and mice and the method is on the rodent control page.

Sodas, restaurants and health inspections

The central canton has a density of sodas, restaurants, bakeries and mini-markets that no other canton matches. For all of them, pest control is neither optional nor merely cosmetic: it is an operating requirement, and the Ministry of Health inspection asks to see the supporting documents.

What we deliver for that: a report for every service, a sketch of the treated points, a log, technical data sheets and safety data sheets for the products, and proof that the work is done under the supervision of a licensed chemist with green-label products. Two articles help you prepare: health inspections at food businesses and Decree 37308-S.

In processing and dining areas, fly control is done with ultraviolet light traps and drain sanitation, because you do not go around spraying where food is exposed.

Hotels, guesthouses and rentals

Carmen, Merced and Catedral concentrate lodging of every level, from hotels to guesthouses and nightly rentals. Where guest turnover is high there is a risk of bed bugs, and it is worth being clear: bed bugs are not a sign of dirt, they are a sign of people coming and going. They arrive in suitcases, backpacks and used furniture.

That is why treatment in lodging is done by block of adjoining rooms, not just the one that reported the problem, and it is repeated on the right cycle to reach the eggs, which no product kills in a single pass.

How a visit works in downtown San José

  • We coordinate access, not just the time. In the central core, parking and loading are limited, so when you book we set the exact arrival point and who will meet the technician.
  • Businesses, at night or before opening. At sodas, restaurants and food businesses we work outside business hours: service is not interrupted, no food is exposed and the treatment has all night to work. It is one of the cases where our 24/7 service gets used the most.
  • Office buildings, with prior permission. Building management needs to authorize entry and coordinate the service elevator; asking on the same day usually means rescheduling.
  • Adjoining homes, better together. If you share a wall with your neighbor, treating on the same day is what keeps the pests from simply moving next door.
  • Who shows up. A uniformed technician, green-label products and a service report.

Downtown, what matters most is not distance but parking, so when you book we set the arrival point and who will meet the technician. We work 24 hours a day, every day.
What is the most common pest in San José?
Cockroaches, in two versions: the large one, which comes up from the sewers and dry drain traps in Merced, Hospital and Catedral, and the small one, which comes in with boxes and cardboard at sodas and restaurants.
